Like any masterpiece, Telfair began with a strong vision – to create an artful new community that would nurture the soul of every resident.  Starting with a 2,018-acre canvas in the heart of Sugar Land, 20 miles from downtown Houston, TX, we added masterstrokes such as highly regarded Fort Bend ISD schools, beautiful lakes, parks and trails – even a world-class museum.  It is easy to see why Business Week and Money magazine listed Sugar Land on their “best places to live” lists.    For the finishing flourish, we included new homes priced from the $250,000s to over $1 million, in a wide variety of styles.  Before the paint dries, we invite you to add your own art and soul of great living to Telfair.

With approximately 250 acres to be devoted to recreation and culture, Telfair is a community where residents can exercise mind, body and spirit every day.

Miles of greenbelt trails meander throughout Telfair, connecting homes and neighborhoods to our central 70-acre lake system, Cornerstone Elementary School, and community parks and recreation centers.

Telfair amenities already open include a swim center with an architectural gem of a poolhouse, along with many neighborhood parks and squares highlighted by fountains, artwork and playgrounds.  All recreation centers, parks and squares are Wi-Fi accessible.

Scheduled to open in the summer of 2009, Telfair Central will be located in the geographic heart of our 2,018-acre community, at the corner of University Blvd. and New Territory Blvd.  Telfair Central will also be the social heart of our growing community, offering 15 acres of recreation, culture and convenient shopping. 

Telfair Central Hall will provide community gathering space for residents, along with a proposed fitness center* and offices for the Telfair Community Association and the TelfairLife Community Coordinator.  There are also plans to include a family-oriented swim complex, along with a playground, tennis courts, and waterfront open space.  Greenbelt trails will connect Telfair Central to the overall trail system within Telfair.

Another highlight of Telfair Central will be the historic Central State Farm Building, which was donated to the City of Sugar Land and is expected to be transformed into a satellite facility of the Houston Museum of Natural Science.  This museum is planned to open in Fall, 2009.

A 70-acre City of Sugar Land regional park is also planned to be developed within Telfair.

Located just 20 miles from downtown Houston, Sugar Land is convenient to major employment hubs such as the Texas Medical Center, the Galleria/Post Oak area, Greenway Plaza and Downtown Houston. Yet Sugar Land is much more than a refined suburb of Houston. It is a city with a clear vision for creating an outstanding quality of life – as its inclusion on a growing number of “best of” lists can attest.

At Sugar Land Town Square, located just across U.S. 59 from Telfair, shoppers can sip lattes or enjoy a meal in a gourmet restaurant – before or after strolling pedestrian-friendly streets lined with upscale shops. Created as a “new downtown” where Sugar Land residents can work, live, shop and gather, Sugar Land Town Square is home to Sugar Land City Hall and a lively mix of special events and performances.

Other nearby attractions include the George Ranch Historical Park, a living museum which offers a window into the life and heritage of a 23,000-acre working ranch. Located in Old Sugar Land, the historic Lakeview Auditorium (circa 1918), is the city’s oldest public building and hosts an ongoing series of cultural events.

No ingredient is more vital to the art and soul of great living than education, and that’s why Telfair is proud to be located in the highly acclaimed Fort Bend Independent School District. Fort Bend ISD was “the best-ranked district” in the Houston region, according to a Children at Risk study published in the Houston Chronicle. Twelve Fort Bend ISD schools were included in Texas Monthly magazine’s 2007-08 list of the “best public schools” in Texas, representing the top 9% of Texas schools.  In addition, Fort Bend ISD was named by the Texas Governor as the Fittest School District in Texas in 2005 and 2006, and also was the 2007 Gold Medal winner in the Governor’s Texas Round-Up Fitness Championship.

The Telfair master plan community provides sites for several Fort Bend schools, including our very own Cornerstone Elementary School, opened in 2007, on a beautiful campus across from our central lake and park system.
